Accountants for stores in BurJuman
A long-established centre at the junction of Bur Dubai and Karama, serving a dense mixed residential, office and metro-connected catchment in the older part of the city. We act for the tenants trading inside it — keeping the books, reconciling the tills, preparing the turnover figures the landlord asks for, and reporting whether the unit actually pays.
A long-established centre at the junction of Bur Dubai and Karama, serving a dense mixed residential, office and metro-connected catchment in the older part of the city.
Where: Bur Dubai, Dubai. Typical tenant mix: Mid-market fashion, a department store anchor, a substantial services and beauty offer, and convenience and dining aimed at a working catchment.
How stores here actually trade
Steady weekday trade driven by the surrounding office and residential density and strong metro connectivity, with weekend family peaks.
What that means for your accounts
Mixed-use, metro-connected catchments produce reliable weekday footfall, which favours service-led and beauty tenants whose accounting differs from goods retail — revenue is delivered over appointments rather than at a till, packages and prepaid courses create deferred revenue, and staff are frequently on commission. Prepaid packages in particular are a liability until the service is delivered, and are routinely recognised as revenue on sale.
What we do for tenants in BurJuman
- Monthly bookkeeping with the store as its own reporting unit, so this location's performance is visible separately.
- POS-to-bank reconciliation across cash, cards, delivery aggregators, gift cards and any centre loyalty scheme.
- Turnover statements prepared to your lease's own definition of gross turnover, with the supporting file behind them.
- VAT returns reconciled to your sales, and Corporate Tax registration and filing.
- WPS payroll, commission schemes and end-of-service provisioning.
- A monthly pack showing gross margin, occupancy cost as a percentage of sales, wage ratio and contribution after occupancy — the four numbers that decide whether you renew.
Neo Finance acts for tenants in shopping-centre matters and does not act for mall landlords. Where a matter becomes a lease dispute rather than an accounting question, it goes to Neo Legal.

BurJuman tenants — frequently asked questions
As each treatment is delivered, not when the package is sold. A prepaid package is cash received for performance obligations you have not yet satisfied — a contract liability that unwinds into revenue session by session. Recognising it on sale inflates the month of sale, understates the months of delivery, and leaves you carrying an unrecorded obligation to provide services you have already spent the money for. It also overstates any turnover you declare to a landlord in that period.
Accrued in the period the revenue it relates to is earned, not the period it is paid. Where commission is earned on the sale of a prepaid package but the revenue is recognised across later sessions, the matching becomes important: paying commission up front against revenue recognised over months creates a real cash and margin timing issue that a service business can run for a long time without noticing. The commission scheme and the revenue recognition policy should be designed with each other in mind.
You need one who knows the UAE regime. Corporate Tax elections, VAT treatment, WPS payroll, free zone conditions and mall lease reporting are all specific to this market, and an overseas accountant working from general principles will get several of them wrong in ways that are expensive to unwind. Cloud accounting makes location largely irrelevant; regime knowledge is not.
We prepare and sign periodic sales statements where the lease permits the tenant's accountant to do so, with the reconciliation behind them. Where the lease requires an annual certificate from a registered auditor, that must come from a UAE-registered audit firm — Neo Finance is an accounting firm and does not issue audit certificates. We prepare the supporting file, appoint and brief the auditor, and handle their queries. See turnover certificates.
