We act for tenants across the UAE's major retail landlords — including Emaar centres such as The Dubai Mall and Dubai Hills Mall, Majid Al Futtaim's Mall of the Emirates and City Centre portfolio, Nakheel's Ibn Battuta Mall, Nakheel Mall and Dragon Mart, Al-Futtaim's Dubai Festival City Mall and Aldar's Yas Mall — as well as community centres, outlet malls, souks and standalone retail. The directory covers the centres we are asked about most, not the limit of where we work.
The accounting standards do not differ, but the lease terms do — and the lease is what drives the reporting. Turnover percentages, breakpoints, the definition of gross turnover, how delivery and e-commerce sales are treated, service charge apportionment, reporting frequency and audit rights all vary between landlords and between categories within the same centre. Two tenants in the same mall can have materially different obligations, which is why we read the clause rather than assume the market position.
No. Neo Finance acts for tenants only in shopping-centre matters. We take that position deliberately: turnover declarations, service charge reviews and lease renewals put tenant and landlord interests directly at odds, and a tenant should know without asking whose side its accountant is on.
You need one who knows the UAE regime. Corporate Tax elections, VAT treatment, WPS payroll, free zone conditions and mall lease reporting are all specific to this market, and an overseas accountant working from general principles will get several of them wrong in ways that are expensive to unwind. Cloud accounting makes location largely irrelevant; regime knowledge is not.
