Accountants for stores in Ibn Battuta Mall

A themed centre laid out as six courts reflecting the regions of Ibn Battuta's travels, positioned on the Sheikh Zayed Road corridor and serving the Jebel Ali, Discovery Gardens, Dubai Marina and Jumeirah Village catchments. We act for the tenants trading inside it — keeping the books, reconciling the tills, preparing the turnover figures the landlord asks for, and reporting whether the unit actually pays.

A themed centre laid out as six courts reflecting the regions of Ibn Battuta's travels, positioned on the Sheikh Zayed Road corridor and serving the Jebel Ali, Discovery Gardens, Dubai Marina and Jumeirah Village catchments.

Where: Jebel Ali, Sheikh Zayed Road, Dubai. Operator: Nakheel. Typical tenant mix: Mid-market fashion and value retail, a large cinema and leisure component, family dining and a significant services and convenience offer.

How stores here actually trade

A value and convenience-led trade with strong weekend and evening peaks, and a catchment heavily weighted towards residential communities along the southern corridor.

What that means for your accounts

Value-format retailing runs on thinner percentage margins and higher volumes, which changes what matters in the accounts: a one-point margin error is proportionally far more damaging than in luxury, and shrinkage that would be tolerable elsewhere is not. Tenants here benefit disproportionately from tight stock control and category-level margin reporting rather than a blended figure.

What we do for tenants in Ibn Battuta Mall

Tenants only

Neo Finance acts for tenants in shopping-centre matters and does not act for mall landlords. Where a matter becomes a lease dispute rather than an accounting question, it goes to Neo Legal.

Ibn Battuta Mall tenants — frequently asked questions

We are a value retailer. Does shrinkage matter as much for us?

More, not less. Shrinkage is a percentage of sales, but its impact is a percentage of margin — so at a thin gross margin, the same shrinkage rate destroys a far larger share of your profit. A value retailer running at half the gross margin percentage of a premium neighbour loses roughly twice the proportion of its profit to the same rate of stock loss. It is the single strongest argument for disciplined cycle counting in high-volume, low-margin formats.

Is a blended gross margin good enough for a multi-category store?

Rarely. A blended margin is an average that no individual decision is ever made about — it hides the categories subsidising the rest and the lines being sold below their true landed cost. Category-level margin is where buying, pricing and space decisions actually get made, and in a multi-category value format the spread between best and worst category margin is usually much wider than owners expect.

Do we need a UAE-based accountant, or can we use one overseas?

You need one who knows the UAE regime. Corporate Tax elections, VAT treatment, WPS payroll, free zone conditions and mall lease reporting are all specific to this market, and an overseas accountant working from general principles will get several of them wrong in ways that are expensive to unwind. Cloud accounting makes location largely irrelevant; regime knowledge is not.

Can you sign the turnover certificate our landlord requires?

We prepare and sign periodic sales statements where the lease permits the tenant's accountant to do so, with the reconciliation behind them. Where the lease requires an annual certificate from a registered auditor, that must come from a UAE-registered audit firm — Neo Finance is an accounting firm and does not issue audit certificates. We prepare the supporting file, appoint and brief the auditor, and handle their queries. See turnover certificates.
