Accountants for stores in Mercato Mall
A Renaissance-themed boutique centre on Jumeirah Beach Road, serving the established affluent residential catchment of Jumeirah with a smaller, more curated tenant mix. We act for the tenants trading inside it — keeping the books, reconciling the tills, preparing the turnover figures the landlord asks for, and reporting whether the unit actually pays.

Where: Jumeirah, Dubai. Typical tenant mix: Boutique fashion, specialist food and lifestyle retail, cafés, and children's and family services oriented to a resident catchment.
How stores here actually trade
Consistent local resident trade with limited tourist dependence, and a smaller overall footfall base than the regional centres.
What that means for your accounts
Boutique centres suit independent operators, who are precisely the businesses most likely to be running on spreadsheets and a POS that exports nothing useful. The highest-value work here is usually foundational — a proper chart of accounts, a working POS integration, and a monthly close — after which the smaller scale makes genuinely tight management possible in a way it is not for a large estate.
What we do for tenants in Mercato Mall
- Monthly bookkeeping with the store as its own reporting unit, so this location's performance is visible separately.
- POS-to-bank reconciliation across cash, cards, delivery aggregators, gift cards and any centre loyalty scheme.
- Turnover statements prepared to your lease's own definition of gross turnover, with the supporting file behind them.
- VAT returns reconciled to your sales, and Corporate Tax registration and filing.
- WPS payroll, commission schemes and end-of-service provisioning.
- A monthly pack showing gross margin, occupancy cost as a percentage of sales, wage ratio and contribution after occupancy — the four numbers that decide whether you renew.
Neo Finance acts for tenants in shopping-centre matters and does not act for mall landlords. Where a matter becomes a lease dispute rather than an accounting question, it goes to Neo Legal.

Mercato Mall tenants — frequently asked questions
Almost always, and the case is stronger the smaller you are, because you have less capacity to absorb a surprise. The value is not the software — it is that a properly configured system produces the VAT return, the landlord sales statement, the margin analysis and the year-end accounts from the same data entry you already do. Businesses on spreadsheets pay for that work three or four separate times, in manual effort and in errors.
Reconcile the till to the bank; post purchases and expenses with the tax invoices attached; check stock on your top lines; and look at four numbers — sales, gross margin, occupancy as a percentage of sales, and cash. That is genuinely enough to run a small store well, and it takes a fraction of the time that reconstructing a year takes. Everything beyond it is refinement; everything short of it is guessing.
We prepare and sign periodic sales statements where the lease permits the tenant's accountant to do so, with the reconciliation behind them. Where the lease requires an annual certificate from a registered auditor, that must come from a UAE-registered audit firm — Neo Finance is an accounting firm and does not issue audit certificates. We prepare the supporting file, appoint and brief the auditor, and handle their queries. See turnover certificates.
You need one who knows the UAE regime. Corporate Tax elections, VAT treatment, WPS payroll, free zone conditions and mall lease reporting are all specific to this market, and an overseas accountant working from general principles will get several of them wrong in ways that are expensive to unwind. Cloud accounting makes location largely irrelevant; regime knowledge is not.
