Accountants for stores in The Galleria Al Maryah Island

Abu Dhabi's principal luxury retail destination, on Al Maryah Island adjacent to the ADGM financial district, with a subsequent expansion adding a broader retail and dining offer. We act for the tenants trading inside it — keeping the books, reconciling the tills, preparing the turnover figures the landlord asks for, and reporting whether the unit actually pays.

Where: Al Maryah Island, Abu Dhabi. Typical tenant mix: Luxury fashion, jewellery and watches, premium dining, and a wider mid-market and leisure component added in the expanded phases.

How stores here actually trade

A weekday trade influenced by the surrounding financial and business district and a leisure-and-dining-led weekend and evening pattern.

What that means for your accounts

Luxury retail carries specific accounting characteristics: very high value per transaction, consignment and memo stock arrangements with brands, after-sales and repair obligations that may be separate performance obligations, and a customer base that buys internationally — which raises questions about where a sale is made and, where goods are exported, what evidence supports zero-rating.

What we do for tenants in The Galleria Al Maryah Island

Tenants only

Neo Finance acts for tenants in shopping-centre matters and does not act for mall landlords. Where a matter becomes a lease dispute rather than an accounting question, it goes to Neo Legal.

The Galleria Al Maryah Island tenants — frequently asked questions

We hold brand stock on consignment. Is it our inventory?

Generally not. Goods held on consignment remain the supplier's inventory until the point of sale, so they should not appear on your balance sheet and receiving them is not a purchase. The consequential question is whether, on sale, you are principal or agent — which determines whether you recognise the full sale price as revenue with a corresponding cost, or only your commission. That distinction changes reported revenue dramatically and therefore changes the turnover you declare to a landlord. It should be settled from the contract, in writing.

A customer wants goods shipped abroad. What do we need for zero-rating?

Evidence, retained within the prescribed period. Export of goods outside the implementing states can be zero-rated where the conditions are met, but the treatment stands or falls on official and commercial documentation showing the goods actually left the UAE. Without it the supply defaults to standard-rated and the 5% comes out of your margin on a high-value item. For a luxury retailer this should be a documented process at the point of sale, not a document hunt at return time.

Do you act for mall landlords as well as tenants?

No. Neo Finance acts for tenants only in shopping-centre matters. We take that position deliberately: turnover declarations, service charge reviews and lease renewals put tenant and landlord interests directly at odds, and a tenant should know without asking whose side its accountant is on.

How quickly can you take over from our current accountant?

Usually within a month, and often faster. What determines the timeline is the state of the records rather than the handover itself: with a clean trial balance and access to the accounting system, the transition is a matter of days. Where records are incomplete, the handover is quick but the remediation is a separate piece of work — see catch-up bookkeeping.
